We accept the following documentation as verification of income:
- Pay statements (a minimum of one month’s worth is required)
- A fully executed employee offer letter
- A submitted prior-year tax return
- Bank statements
Additional documentation may be requested based on screening results.
In cases where an applicant does not meet the required income criteria, a guarantor may be recommended. The guarantor must demonstrate income equal to at least five times the monthly rent, provide the same proof of income documentation, and successfully pass a credit check.
No, however, it is recommended that residents have a Renters Liability Insurance policy. In case of the unexpected; fire, flood, or theft, that small daily cost can save you thousands. While residents are free to purchase policies from the provider of their choice, Park Place recommends Multifamily Insurance Partners.
Rent is due on the 1st of each month, including holidays. Late fees begin on the 4th of each month.
Residents have 24/7 access to the Resident Portal to make online payments using ACH, credit, or debit cards.
Maintenance requests can be submitted through the Resident Portal or by contacting the leasing office. For after-hours emergencies, call the office number and follow the prompts to report an emergency: (727) 845-1112
Parking is a first come, first serve. We do offer carports at $15 per month.
Residents are responsible for all utilities. Water and sewer charges are billed through a third-party company and are based on individual usage. In addition, a valet trash fee of $23.00 and a pest control fee of $2.49 are included on the water bill and should be paid along with your monthly rent.
Application & Resident Screening Policy
We use third-party companies throughout the application process to ensure a consistent, fair, and unbiased review. These services handle credit and criminal background checks, as well as verification of income, identification, and rental history. PetScreening is used to verify and approve all pets and service animals as part of the residency approval process. All applicants and residents are required to register on the PetScreening portal, regardless of whether they have no pets, a household pet, or a service animal.
